If you represent a company or agency, you confirm that you are authorized to bind that entity to these Terms.
2. Account Registration and Verification
You may register as a property owner, licensed broker, or real estate agency. Users are responsible for providing accurate and up-to-date information during registration.
BuySellLease.ph offers voluntary account verification. Verified users may submit valid IDs, PRC credentials, and/or proof of property ownership to earn a verified checkmark. Verified status grants increased listing visibility and access to certain platform features.
We reserve the right to review, approve, or reject verification submissions at our sole discretion. Verification does not imply an endorsement or guarantee of user conduct.
Users are responsible for maintaining the confidentiality of their login credentials. All activity under your account is your responsibility. Notify us immediately at [email protected] if you suspect unauthorized access.
3. Use of the Platform
You agree to use BuySellLease.ph only for lawful purposes related to real estate marketing and communication. You must not:
•Violate any laws, regulations, or third-party rights
•Post false, misleading, or fraudulent property listings
•Submit listings or content without proper authority
•Circumvent, disable, or interfere with platform functionality
•Introduce harmful code, viruses, or scraping tools
•Collect user data without express consent
•Harass, defame, or abuse other users
We reserve the right to remove content, suspend accounts, or restrict access for violations of these Terms.
4. Listings, Submissions, and Content Ownership
You retain ownership of any content, images, or data you submit. However, by uploading content to the platform, you grant BuySellLease.ph a non-exclusive, worldwide, royalty-free license to display, reproduce, and distribute that content in connection with our services.
You confirm that all submitted property listings are accurate, lawful, and posted by authorized parties. We are not responsible for any damages arising from false, misleading, or unauthorized listings submitted by users.
We reserve the right to remove, reject, or modify listings that violate our policies or appear fraudulent.
5. Verified vs. Unverified Listings
BuySellLease.ph distinguishes between verified and unverified accounts. Verified accounts display a check badge indicating that documents have been reviewed for authenticity.
Unverified users may still create listings, but such listings are not confirmed by our compliance team. Verified badges are issued only after submission and approval of required KYC documentation.
Buyers are advised to prioritize verified listings and perform their own due diligence when engaging with any property.
6. Intellectual Property
All content, branding, design, and proprietary elements on BuySellLease.ph—including logos, text, graphics, and code—are protected under applicable copyright, trademark, and intellectual property laws.
You may not copy, republish, or exploit any part of the platform for commercial use without express written consent from BuySellLease.ph.
7. Disclaimers and Limitation of Liability
BuySellLease.ph provides an online listing service only. We do not broker, own, or transact any of the properties listed on the site. We do not guarantee the accuracy of listings, credentials of users, or success of any transaction initiated through the platform.
All content and features are provided on an “as is” basis without warranties of any kind. Use of the site is at your own risk.
To the maximum extent permitted by law, BuySellLease.ph shall not be liable for any indirect, incidental, or consequential damages, including loss of data, revenue, or opportunity, even if we have been advised of the possibility of such damages.
If you are dissatisfied with the platform, your sole remedy is to discontinue use.
8. Indemnity
You agree to indemnify and hold harmless BuySellLease.ph, its founders, affiliates, agents, and staff from any claims, damages, liabilities, or legal expenses arising from your use of the platform, your submissions, or your breach of these Terms.
9. Account Suspension and Termination
We reserve the right to suspend, restrict, or terminate any user account without prior notice for violations of these Terms, submission of fraudulent documents, or abuse of the platform.

10. Governing Law and Jurisdiction
These Terms are governed by the laws of the Republic of the Philippines. Any disputes arising out of or in connection with these Terms shall be resolved exclusively by the appropriate courts in Manila, Philippines.
11. Arbitration Clause
In the event of a legal dispute, both parties agree to submit to binding arbitration under the rules of the Philippine Dispute Resolution Center, Inc. (PDRCI). The arbitration will be held in Manila, in English, with one arbitrator mutually agreed upon or appointed by PDRCI.
12. Changes to the Terms
We may modify these Terms at any time. Updated versions will be posted on this page with a revised effective date. Your continued use of the platform constitutes your acceptance of any changes.
